SMALL AND LARGE SCALE DEVELOPMENTS
The subdivision of land is carried out to physically and legally separate the existing land into 2 or more lots for the use of their intended purposes. At Ramsay Surveyors, we are able to carry out a detailed survey of the existing land for the DA process involved, and our team of Registered Surveyors will then advise on the processes required for the subdivision of the land, including subdivision design, DA preparation, and Deposited Plan preparation.
When merging two or more lots of land, a plan of consolidation is required. We will carry out the necessary preparations for the Plan of Consolidation and lodge it with the NSW Land Registry Services.
Land boundaries that have not been examined by the NSW Land Registry Services will result in a limited Certificate of Title. To remove this limitation, a plan of the survey must be lodged. Otherwise known as a plan of delimitation, we will survey the relevant land affected and ensure that the original deed boundaries are re-established and compare these boundaries with existing occupations.
Whether you’re replacing a fence or planning a Strata development, the exact location of land boundaries will be required. We will carry out a survey and provide a plan of redefinition to confirm the location of land boundaries as well as the correct dimensions and area of the land.
A stratum subdivision creates lots for land or buildings where lots will be limited in height or depth (or both), such as in mixed-use development where there are conflicting needs of occupants such as residential and commercial.
Strata subdivision separates buildings into individual lots and is used to define the locations of common property. We can provide you with the associated documents, including a draft Strata Plan, for the lodgement of a Development Application (DA) or Contract of Sale. Once approved, and construction of the new building is complete, a final Strata Plan can be prepared to lodge at the NSW Land Registry Services (LRS) for registration. Please note, a Strata Plan requires a reliable Plan of Survey prepared prior to lodgement with LRS.
